Initial meeting
Let’s sit down together to discuss your specific requirements. With more than twenty-five years of experience, and many hundreds of sold homes, I will be able to answer your questions in a meaningful way. You will not feel pressured to work with me. Rather, for everyone's benefit, I encourage you to interview as many other agents as you feel is necessary to find the “Right Fit."
The inventory
Some properties are in the public-facing MLS (which is distributed to zillow and redfin and other major sites) while other properties will never hit the MLS, for reasons that have to do with seller's desire for privacy or a discreet sale. As a member of Top Agent Network, and because of my excellent relationships with all the other agents in town, I am able to get my clients information about all the homes that might work for you.
Know the pitfalls
Because I have been representing buyers for more than twenty-five years, I know what is important to look for in a home, and what pitfalls to avoid. The devil is in the details, and it's very important to study the disclosures carefully so that there will be no unpleasant surprises later on.
Value
I am known for careful, research-driven analysis into recent sales and current competition, which demonstrate the true value of the home you want to buy. With advance preparation, I take the fear and guesswork out of buying a home.
Offer strategy
I will assess what sort of competition we are facing and help you formulate a sensible offer strategy. I will help you craft a competitive offer that will get the seller's attention while also including all appropriate contingencies.
It's all about the relationship
I am known as the agent that other agents love to work with -- professional, reliable, courteous and detail-oriented. It is my solid relationships with other agents that will get you the home you deserve.
Negotiate, negotiate
It takes experience to know when to push and when to step back. With a background in psychology, I am particularly skilled at reading the hidden motivation of the other parties in the transaction. I cut through the hype and manipulation that so often accompanies real estate sales.
Not Quite Done Yet
Once an offer is accepted, there are the triple hurdles of inspections, escrow and appraisal. Sometimes, new information can be used to negotiate a better deal. Every transaction is unique and I will get you to the finish line with the best possible price and terms.
Congratulations
Since we did our homework going in, and insisted upon accurate disclosures from the seller, you will have completed a transaction that you can feel great about for many years to come. Now it’s time to celebrate your purchase!
